Winter is a good season for an attic mold inspection in Falls Church, because the roof deck is at its coldest and any condensation on it is there to see. You climb through the hall-closet hatch for the holiday boxes, see dark speckles on the plywood above the insulation, and can't tell from the hatch whether they date from a leak fixed years ago or are still spreading.

We go over the roof deck slope by slope.

We cover the whole attic, including the corners you can't see from the hatch:

  • The underside of the sheathing on every slope, with extra time on the one that gets the least sun
  • Frost or water drops on the nail tips coming through the deck
  • Gaps around the hatch, ceiling lights and plumbing stacks where house air leaks up
  • Bathroom and kitchen exhaust ducts, and where each one ends
  • Insulation over the soffit vents, and any that is matted or stained

Old stains and active growth read differently.

We take moisture readings across the sheathing and framing and compare them with dry areas of the same attic. Dry wood under an old stain usually means a leak that has already been fixed. Damp wood beside fresh growth means the source is still active and needs a repair before any treatment.

Ventilation shows in the readings too. An attic far more humid than the outdoor air on a dry winter day is taking in house air, usually through the gaps around the hatch, the lights and the plumbing stacks.

When the readings leave a question open, we take tape samples from the wood and air samples from the attic, the rooms below and outdoors.

Snow on the roof is a clue too.

Reagan National averages 13.7 inches of snow a year in NOAA's 1991 to 2020 normals. When snow sits on your roof, look at it from the street. Patches that melt days before the rest of the roof can show where warm house air is reaching the sheathing, and those are the slopes we check most closely.

Take a photo if you see it, since the snow will be gone by the time we visit, and the picture tells us where to start.

Soffit vents buried under blown-in insulation, a ridge vent blocked at the ends and a bath fan venting into the space all cut it down. We note what we see, and a roofer or insulation contractor can make the changes.

Air samples from the living space and from outdoors can sit beside the attic sample, so you see how the attic compares with the rooms you live in.

Summer problems show in summer. Air conditioning ducts sweating in a hot attic leave wet insulation that a January visit can miss, so book when you see the problem and tell us which season it showed up in.

We part it in a few places to check the framing and the top of the ceiling drywall, then lay it back. Any insulation that has to come out for a repair is a job for the contractor doing that repair.
