What does winter do to the roof deck?

In January the roof sheathing is the coldest surface in the house. Warm air from the rooms below slips up around ceiling lights, the attic hatch and plumbing stacks, carrying moisture from showers and cooking, and it condenses on the underside of the boards. A bathroom fan whose duct ends in the attic adds more.

Winter growth tends to spread as a gray or black haze across a whole slope, heaviest near the eaves where the air is coldest. On a cold morning you may find frost or water drops on the tips of the roofing nails.

What does summer do to the ducts?

On a 90-degree afternoon the attic runs far hotter than the house, and the air conditioning ducts carry cold air straight through it. Moisture in the attic air beads up on any duct that is poorly insulated or open at a joint, then drips onto the insulation below.

Summer growth looks different. You see matted or stained insulation in a line under the duct runs, spotting on the joists beside them and a damp smell when you open the hatch in July, while the roof boards above may be clean.

Which season left the stain?

An attic tends to show one pattern more than the other, and some show both. A haze across the sheathing points to house air and ventilation, and a line under the ducts to the air conditioning. Spotting clustered around a vent pipe or chimney means a flashing leak, which can happen in any month.

The repair follows the pattern. A roofer handles flashing, an HVAC contractor insulates and seals the ducts, and a handyman or insulation installer can run a bath fan duct outdoors, pull insulation back from the soffit vents and seal the gaps around the hatch and light fixtures.

Sheathing that has gone soft comes out along with any insulation a leak has soaked or flattened, and the estimate lists both.

What treatment day looks like.

The water source has to be fixed first, by you or the right trade, because mold comes back wherever moisture keeps arriving. On treatment day the home is empty: people, pets and plants leave, and furniture and electronics generally stay where they are.
