The county's 5 percent rule for the yard.

Fairfax County's soil and water guidance says fill next to the house should slope away at least 5 percent for at least 10 feet, which is about six inches of drop across the first ten feet of yard. Mulch beds built up against the foundation and soil that has settled along the walls can reverse that slope without anyone noticing.

Gutters and downspouts belong to the same repair. A downspout that empties at the foundation puts a whole roof section's worth of rain against one corner of the basement wall.

The best time to check the grade is during or just after heavy rain, when puddles show exactly where water collects against the house.

Three ways water comes through the wall.

The same guidance lists where it gets in: cracks in the wall, the joint where the wall meets the floor, and window wells. A window well full of leaves holds rain against the frame, and the wall-floor joint is easy to miss because boxes and shelving usually sit along it.

Mark any crack that weeps after rain with a strip of tape and the date, so you can tell whether it is growing between storms.

If a sump pit fills and has no pump, the county's advice is to have one installed by a licensed plumber and to extend the discharge pipe so the water runs away from the house.

What changes downstairs.

Once the water route is closed, the basement asks less of you. Keep stored boxes off the floor and a few inches out from the outside walls, where air can reach behind them, and look at the base of the walls after the next heavy rain.

A dehumidifier helps in a basement that runs damp in humid weather. It can't keep up with water coming through a wall, so the outside repair still comes first.

Cardboard, rugs and other soft items that sat in water and grew mold through are the things most likely to be thrown out. The block walls, the framing and the stairs are treated where they are.

What treatment day looks like.

The water source has to be fixed first, by you or the right trade, because mold comes back wherever moisture keeps arriving. On treatment day the home is empty: people, pets and plants leave, and furniture and electronics generally stay where they are.
