Is the water yours or a neighbor's?

Moisture mapping shows which. Readings across the walls around the shower, the floor and the ceiling are compared with a dry wall in the same room.

A wet ceiling under the bathroom upstairs, or a wet section on a wall you share with the next unit, points outside your home. A dry wall with growth on the paint usually points to steam your own fan isn't clearing, and a better fan may be the whole fix. When both are going on, the readings separate them wall by wall, so each owner deals with their own part.

What do the readings show in a shared building?

Besides the grout, caulk and fan, we look at the far side of the shower wall, any access panel to the plumbing, the floor around the toilet and tub, and the vanity cabinet and its supply lines. Where a wet area lines up with a neighbor's bathroom or kitchen, we record the readings by location, so they can be matched to the unit above or beside you.

Timing helps as well. A ceiling stain that darkens after the upstairs shower runs, or a wall that is wettest in the morning, tells a building manager where to send the plumber.

What do you bring to the association?

A condo board or building manager needs something concrete: where the wall or ceiling is wet, how wet, and, when a sample helps, what the lab found. Our written readings and the lab report give you that to bring to the association or the owner upstairs, and the association's documents decide who pays.

Ask the association or the building manager what they need before the visit. If they want readings from both units, or want someone from management there, knowing it in advance saves a second trip.

Your association's governing documents decide that, and we can't advise on liability. We can show where the water is, how far it has spread and where it seems to be coming from.

We inspect your unit and note where the readings point. Getting into the unit above needs that owner's permission, so ask the association or the owner to arrange access if it comes to that. With access, readings from both bathrooms can be compared side by side.

If the growth wipes off and stays gone, probably not. If it returns within weeks, or the wall or floor feels soft, readings will show whether the problem stops at the surface.
