On a top-floor ceiling, look at the roof first: the flashing around vents and chimneys, the gutters on that side of the house and the attic directly overhead. A bathroom fan duct that ends in the attic can drip onto the ceiling below it in cold weather.
If the attic is reachable, take a flashlight up and look at the insulation and boards directly above the stain. Wet insulation or a dark patch on the sheathing over the ring points to the roof, which is worth knowing before you call a roofer.
Timing narrows it down. A ring that grows after each storm points to the roof, and a stain that spreads in January without rain points to condensation.
Under a bathroom, suspect the tub drain, the toilet seal and the shower valve. A stain that darkens after someone showers upstairs or flushes the toilet points to one of them, and so does its position: under the tub, under the toilet or under the vanity.
If the room above is a laundry, add the washer's supply hoses and the drain box to the list. A stain that appears only on laundry days points there.
A ring around a supply register usually comes from the air conditioning. A clogged condensate line, an overflowing drain pan in an attic air handler or a duct sweating in a hot attic can drip through the drywall around the vent, mostly in summer.
If your air handler sits in the attic, look at its drain pan the next time the system runs on a hot afternoon. Standing water there, or a rust line on the pan, means the drain needs clearing before the ceiling is treated.
Cutting a hole to look, or scrubbing the spot, can send spores into the room, and moisture mapping can show how far the damp runs without an opening.
Drywall that sags, feels soft or has soaked through is the exception. That section comes out, and the estimate says which part, so the rest of the ceiling stays up.
The water source has to be fixed first, by you or the right trade, because mold comes back wherever moisture keeps arriving. On treatment day the home is empty: people, pets and plants leave, and furniture and electronics generally stay where they are.
The VaPURE sterilant goes in as a vapor and reaches surfaces, wall cavities, HVAC ducting, porous materials and the air. An antimicrobial protectant stage follows, which helps resist new growth once the moisture cause is fixed. Most homes are treated in a single day, and families are back the same evening.
Most homes need no demolition. When a material is too far gone, we say so in the estimate and it comes out. Afterward, air samples go to the same accredited third-party lab, which has no affiliation with EnviroPure.
The vapor reaches the cavity above the drywall without an opening, so a sagging section is the usual exception.

Paint covers the stain without treating the mold or drying the cavity above, and the mark often bleeds back through. Find the leak, have the area treated, then repaint.

May and June bring the most rain here, so a small leak that barely dampened the drywall in winter can soak through in late spring. The ring often marks the end of a longer path the water took across the top of the ceiling.
