Tell us where the access is when you book: a hatch in a closet floor, a door in the foundation wall or a panel behind the stairs. Move stored boxes away from it, and if the outside door is behind shrubs, clear a path. Leave the crawl space itself as it is, so we see it the way it has been.
We look at the soil first: standing water, damp patches, and whether the vapor barrier covers all of it and is sealed at the walls.
A tide line on the block or a crust of silt on the soil shows where water has stood after heavy rain, even when the crawl space is dry on the day we visit.
We note where the barrier is torn, stops short of the walls or has untaped seams, so whoever repairs it knows where to look.
We take moisture readings in the wood and compare damp areas with dry ones:
We follow the supply and drain lines and any dryer vent that ends under the house instead of outdoors. Damp wood under a bathroom or the kitchen points to a pipe above it, while damp joists over a wet patch of soil point to the ground.
If you know where the dryer vent ends, tell us. Warm, wet air and lint from a dryer venting under the floor can feed growth on the joists around the outlet.
When the readings leave a question open, we take air samples in the crawl space, the living area and outdoors, plus tape samples from the framing. Counts higher below than upstairs, and higher upstairs than outdoors, suggest the crawl space is feeding the house.
Samples go to an accredited third-party lab with no affiliation to EnviroPure. Air and tape results usually come back in 2 to 3 business days.

A crawl space isn't sealed from the house. Air moves up through gaps around pipes, wires and ducts, so a smell upstairs can start below.
A sealed crawl space can still take on water from a plumbing leak or a torn liner, so a smell or a stain is reason enough. Readings show whether it is staying dry.
We note how deep it is and where it stands, and read whatever framing we can reach. Samples are more useful once the water has gone.
As far as the clearance allows. The far corners and the sill plates along the back walls can't be judged from the hatch, so we crawl to them, and we tell you about any section too tight to reach.
