We do crawl space mold removal in Falls Church under houses of every age, and some of the oldest nearby were built over crawl spaces from the start. When ground broke on Pimmit Hills in May 1950, 1,280 of its 1,642 homes went up on a slab or a crawl space, by the civic association's count, and owners later added back porches, basements, garages and second stories.

One house can sit on two foundations.

An addition may stand on its own footings, over a separate crawl space or a slab, joined to the original house at a seam in the floor framing. The two sections can be vented and insulated differently, and one can stay dry while the other stays wet, so we map moisture in each section we can reach.

Tell us when you book if part of the house was added later. An addition's crawl space may have its own hatch or an outside door, and we want to reach every section on the same visit.

The vapor barrier decides what comes back.

Bare soil gives off moisture into the air above it all year. A plastic vapor barrier over the ground slows that down, but only while it covers the soil and stays intact. A torn sheet, a gap at the walls or a corner pulled back by a plumber lets ground moisture through again.

Water pooled on top of a barrier is arriving from somewhere else, usually a downspout, a plumbing leak or a low spot in the yard. Installing, replacing or sealing a barrier is a job for a crawl space contractor. Have the mold treated before any new liner goes down, so the growth isn't sealed in under it.

Vents, ducts and summer air.

Foundation vents let outdoor air in, and in July that air is humid. When it meets wood and ductwork cooled by the house above, moisture can condense on them, which is how a crawl space ends up damp in a dry month. Supply ducts running under the floor can sweat enough to soak their own insulation and the joists beside them.

Some owners close the foundation vents for the summer, and some crawl spaces have been sealed by a contractor. Both change how the space dries, so tell us what has been done down there before the visit.

What comes out from under the floor.

Insulation batts that have fallen onto the soil and soaked up water come out, and so does any joist or sill plate that has started to rot. Sound joists, the underside of the subfloor and the sill plates are treated where they are, and the estimate separates the two lists.

What treatment day looks like.

The water source has to be fixed first, by you or the right trade, because mold comes back wherever moisture keeps arriving. On treatment day the home is empty: people, pets and plants leave, and furniture and electronics generally stay where they are.
