The first signs usually show at the vents:
Before you call anyone, look in the closet, attic or basement where the air handler sits. You can see whether the drain pan holds standing water, where the condensate line ends and whether a pump clicks on when the system runs.
Treating mold won't unclog a drain line. Before treatment, or soon after, have your HVAC contractor check the condensate line and any pump on it, the drain pan, the duct joints and the insulation on ducts that run through an attic or crawl space.
Parts that have stayed wet for months, such as soaked duct insulation, get replaced, and that replacement is the contractor's job too.
If the pan has overflowed before, ask about a float switch, which shuts the system off when the pan fills instead of letting it spill into the ceiling or the closet floor.
We treat the mold on the air handler housing, the pan, the inside of the ducts and the rooms they serve, in the same visit. Our inspection notes record where we found moisture, which gives your contractor a place to start.
Either order works as long as both halves happen close together. If the drain is cleared first, treatment follows on a dry system. If treatment comes first, book the repair for the same week, because a pan that keeps overflowing will wet the ducts again.
The water source has to be fixed first, by you or the right trade, because mold comes back wherever moisture keeps arriving. On treatment day the home is empty: people, pets and plants leave, and furniture and electronics generally stay where they are.
