We do mold testing in Falls Church for buyers and sellers who want lab numbers on paper before a closing. Two weeks before settlement, the buyers notice a musty smell in the basement and ask for a test, and the sellers want an answer they can hand over.

A test puts the same numbers in front of both sides. We take air samples, tape samples or both, depending on the question, and send them to the lab. Testing is one of the services under our mold inspection and testing.

What does Virginia's disclosure form say about mold?

The form that goes with Virginia's Residential Property Disclosure Act tells buyers to do their own due diligence. Among the checks it lists are a home inspection, a mold assessment and a residential energy analysis, and the mold language is the same in the version that takes effect on 1 January 2027.

Whether a particular test meets what a buyer or their agent has in mind is for them to judge. What we provide is a lab test of the air or of a surface, with the results in writing.

Who orders the test, buyer or seller?

Either side can. Sellers sometimes test before listing and hand the report to buyers with the disclosures. Buyers test during their due-diligence period, often after a musty smell or a stain turns up on a showing.

A seller's test before listing also shows whether there is anything to deal with while there is still time, before a buyer's inspection deadline is running.

When both sides want numbers, one test with the report shared saves a second visit. Contract deadlines, contingencies and who pays are for your agent; we don't advise on them.

Why wait a few days on a house worth this much?

The Census Bureau's survey puts the median value of owner-occupied homes in ZIP 22043 about a fifth above the Fairfax County median, and McLean's at nearly double the county figure. Against a purchase that size, a few business days for lab results is a short wait.

Book the test early in the due-diligence window, so the results arrive with time left to act on them.

What happens if the numbers come back high?

High indoor counts mean the next job is finding the moisture that feeds the mold, then agreeing with the other side who handles the work and when. Our inspection notes name the moisture source, which gives both agents something specific to negotiate over.

If treatment goes ahead, post-treatment samples go to the same lab. Keep the before and after reports together with the closing papers, so the next owner can see what was found and what changed.

Samples go to an accredited third-party lab with no affiliation to EnviroPure. Air and tape results usually come back in 2 to 3 business days.

The report gives the spore count per cubic meter and the genus of what was found, compared against outdoor and baseline samples. It is written in plain language with clear next steps, and it is yours to keep.

One report can serve both sides. It belongs to whoever ordered it, and they can share it with the other party and the agents.

For an estimate, a test isn't needed, because the free visual inspection confirms visible mold and comes with one. A test adds the genus and the spore count in the air, which helps when a sale needs proof on paper.

A tape lift suits a stain someone wants identified. Air samples suit a smell, or a worry with nothing to sample. When a buyer has flagged both a stain and a smell, we can take both.

Vacant and staged houses can both be tested. Tell us if the HVAC has been off or the house has been closed up for weeks, because stale, humid air changes what the samples show, and we note it on the report.
