The report puts three sets of numbers side by side: the samples from before treatment, the clearance samples and the outdoor air. Outdoor air always carries some spores, so a clearance result is read against the outdoor sample, and nobody should expect a count of zero.

Each room is reported on its own. A room that still reads high shows up by name, which tells you where to look for moisture next.

The report also lists the genus for each sample, so you can see whether the mold that stood out in the baseline has dropped back toward what the outdoor air carries.

For property managers and landlords, a written lab clearance helps at sale, lease or turnover. Keep it with the property's records beside the written scope, so a later buyer, tenant or manager can see what was measured and when.

Know what Virginia's rental statutes say.

Under Va. Code § 55.1-1215, the move-in inspection report must state whether there is visible mold in readily accessible interior areas. If there is and the tenant stays or takes possession, the landlord must remediate within five business days of the tenant's decision and reinspect.

Va. Code § 8.01-226.12 defines remediation to professional standards by reference to guidance from the EPA, HUD, the ACGIH Bioaerosols Manual and the IICRC reference guides, or an industrial hygienist's protocol.

A clearance result describes the air on the day of sampling. If water gets in again or the humidity stays high, mold can return, so the moisture source has to stay fixed.
