Grout joints.

Grout is porous. It soaks up water every time the shower runs and dries slowly afterward, so the joints stay damp long after the tile face is dry. Growth that wipes off and stays gone for months is on the surface; growth that returns within weeks, or grout that cracks in the same place again, points to water behind the tile.

Grout sealer slows how much water the joints take in. It wears off with cleaning, so it needs renewing from time to time, and it only helps on grout that is dry when it goes on.

The caulk bead.

Caulk fails differently. Once its seal lifts at one edge, water runs behind the bead and mold grows on the back of it, out of reach of any cleaner. Caulk with growth behind it has to be cut out and replaced once the joint has dried after treatment.

Use a caulk made for tubs and showers, and leave the shower unused for as long as the label says before the first use. A bead run over old caulk, or over a joint that is still damp, lifts again quickly.

The pan and the valve.

When a shower pan or the seal around the valve leaks, the water goes into the wall cavity or the floor framing below.

Loose tiles near the floor, a soft or stained wall on the far side of the shower and a stain on the ceiling of the room below all point to the pan or the valve. Moisture readings on the wall behind the valve and the floor around the pan tell us how far it has gone.

Timing helps separate the two. A valve leak tends to show while the shower is running, and a pan leak shows after water has been standing on the shower floor, so note which one wets the room below.

What treatment day looks like.

The water source has to be fixed first, by you or the right trade, because mold comes back wherever moisture keeps arriving. On treatment day the home is empty: people, pets and plants leave, and furniture and electronics generally stay where they are.

An antimicrobial protectant stage follows, which helps resist new growth once the moisture cause is fixed. Most homes are treated in a single day, and families are back the same evening.

New grout over a dry wall can. Over a wet wall or a leaking pan the same black line grows back, so the moisture readings come first.

Caulk sits in the corner that stays wet longest, where the tub or pan meets the wall. When the seal lifts, water collects behind it and the mold grows on the back of the bead.

Watch the ceiling or wall below and beside the shower over a few days of normal use. A stain that grows after showers, or loose tile near the floor, is worth moisture readings, and a plumber can test the pan itself.
