Growth on the back of the drywall can outgrow the stain.

The paper face of drywall and the wood behind it soak up water, and a closed cavity has almost no air moving through it to dry them out. Growth spreads across the back of the board and up the studs before anything reaches the paint, so the stain often marks the edge of a larger damp area.

Moisture readings show where the wall is wet without anyone opening it, and that usually points to the cause.

Water also travels inside the wall. A leak at a window head can run down the back of the sheathing and show up at the baseboard a few feet away, which is why the readings cover more than the stained patch.

Detached houses: the exterior walls.

In a detached house, water tends to reach a wall from outside or from the plumbing inside it. We check window flashing and failed caulk around frames, siding and trim near the ground, soil or mulch piled against the foundation, and any wall with a sink, tub or washer on the other side. Cold exterior walls behind furniture can also collect condensation in winter.

In an apartment or condo, most of a unit's walls are interior, so a wet one usually sits near the kitchen, a bathroom, the water heater or the HVAC closet. Supply lines, drains and condensate lines run through those walls, and a slow drip behind a cabinet can go unnoticed for months.

These signs mean a wall is probably wet inside:

  • Paint that bubbles, peels or turns yellow-brown in one spot
  • Dark staining along the baseboard or around an outlet
  • Wallpaper lifting at the seams
  • Drywall that feels soft or crumbles when pressed
  • A musty smell strongest near one wall, often behind furniture

What treatment day looks like.

The water source has to be fixed first, by you or the right trade, because mold comes back wherever moisture keeps arriving. On treatment day the home is empty: people, pets and plants leave, and furniture and electronics generally stay where they are.

Most walls stay closed. Moisture readings show where the wall is wet, and the vapor reaches inside the cavity without an opening. Drywall that is soft, crumbling or rotted is the exception, and the estimate names that section before we start.

Bleach on the paint can't reach growth on the back of the drywall or on the studs, and it adds water to a wall that is already damp. Get the leak fixed and have the cavity treated.
