Stop the water and write it down.

If a pipe burst, shut off the main valve and call a plumber. If rain came in through a basement wall, a door or the roof, note where it entered and how high it rose. If the power went out and the sump pit overflowed, get the pump running again before anything else, and ask the plumber about a battery backup once things settle.

Turn off power to any room where water has reached outlets, cords or appliances, at the breaker if you can reach it from a dry spot, and have an electrician check anything that got wet before it is used again.

Take photos of the water and the damage as you go, and write down the date and time the water came in and when it stopped. Your insurer may ask for both, and the timeline tells us how long materials stayed wet.

Dry what you can in the first 48 hours.

Move wet rugs, cushions and cardboard boxes out of the room. Open the space up, run fans and a dehumidifier if you have them, and pull furniture a few inches away from wet walls so air can reach behind it.

Lift a corner of any wet carpet so air reaches the pad, and open closet and cabinet doors in the wet rooms. Hold on to anything you're unsure about until the visit; soaked cardboard, rugs and cushions that can't dry quickly are the usual losses.

Check the rooms around the wet one as well. Water runs under flooring and along the bottom of wall cavities, so the room next door can be wet at the base of the shared wall even when its floor looks dry.

In summer, run the air conditioning if it works and the ducts stayed dry, since it pulls moisture out of the air while the house dries.

Leave the drywall up until we've looked.

Tearing out wet drywall before anyone has mapped the moisture can add rebuild work you didn't need. Moisture readings show which sections are still wet and which will dry where they are. Mapping first keeps any removal to what is actually wet.

If a contractor has already opened some walls, leave the openings as they are and tell us. We can read the framing directly, which tells us how far the water went.

Decide whether you need a test.

If there's no visible mold but you're worried about what the water left behind, air quality testing through a third-party lab gives you numbers to look at. It also helps when a tenant and a landlord disagree about the damage. Our mold inspection and testing page explains the options.

Sometimes the first sample shows indoor air close to the outdoor one, and that is worth knowing before you pay for treatment. When the numbers are high, the same lab tests again after treatment, so the two results compare directly.

Line up the right trades.

Mold treatment comes after the trades that stop and dry the water. A plumber stops a burst pipe and can fit a battery backup to the sump pump. A roofer closes a roof leak. An electrician checks any outlet or panel that got wet. Standing water needs pumping out and drying equipment running as soon as you can arrange it.

Tell each of them about the others. Our inspection notes name the moisture source and the rooms it reached, which gives every trade the same picture of the house.

Keep the receipts for anything you buy or rent to dry the house, along with the plumber's and roofer's invoices.

What treatment day looks like.

The water source has to be fixed first, by you or the right trade, because mold comes back wherever moisture keeps arriving. On treatment day the home is empty: people, pets and plants leave, and furniture and electronics generally stay where they are.
