Mold damage restoration in Falls Church means deciding, material by material, what can be treated in place after a leak or flood and what has to come out. Weeks after the water is pumped out and the drying fans have gone, gray spotting along the bottom of the drywall or on the backs of cabinets is often how owners find out that something grew while the house was wet.

We answer that question with a walk-through and moisture mapping of the affected rooms, then put the answer in the estimate, so you know what stays, what goes and what your contractor will be rebuilding. What usually stays and what usually goes.

The decision turns on how long each material stayed wet and what it is made of. Wood that dried within days can be treated, while paper-faced drywall and fiberglass batts that stayed wet for a week are more often past saving.

Materials dry and hold mold differently, so we judge each one on its own and list the result in the estimate:

  • Framing and subfloor, treated in place when the wood is sound and removed only where it has started to rot
  • Drywall, treated in place unless it sags, crumbles or stayed soaked, in which case that section comes out
  • Insulation, removed where batts soaked up water and stayed wet, and left where it is dry with only surface staining
  • Carpet pad, usually replaced after a flood, with the carpet above it judged on its own
  • Cabinets and trim, treated where they are, with a cabinet base that has swollen apart replaced
  • Contents, where books, papers and cardboard that sat in water are often past saving, and hard furniture can be treated where it stands

A declared emergency changes the paperwork.

In July 2019, after a flash flood, Fairfax County declared a local emergency after the fact; sources give the date as 16 or 17 July. The declaration enabled damage reporting for a federal assessment and waived permit fees on residential and commercial storm repairs for 90 days.

If a future storm brings a declaration, report your damage through the county and ask whether repair permit fees are waived before your contractor pulls permits for new drywall or framing.

Keep your own list of damaged items with photos and dates as well, because a damage report asks for them and memory fades fast after a flood.

Flood insurance in Fairfax County from 1 October 2026.

Fairfax County's Community Rating System class improved from 6 to 5, which gives a 25 percent discount on National Flood Insurance Program policies issued or renewed on or after 1 October 2026. The county's June 2026 progress report lists 15 active flood mitigation projects, and 10 of the 14 it names are in the Dranesville District.

If you are repairing after a flood, ask your insurance agent whether a flood policy makes sense for the house before the next storm season, and whether it has a waiting period before it takes effect, since a policy bought after one storm may not cover the next one right away.

Repairs wait for the lab results.

Once the post-treatment results are back, the framing, subfloor and drywall that stayed have been treated, and the spaces where material came out are open and ready. That is the point to bring in the contractor for walls and floors.

Closing a wall before then puts treated framing behind new drywall ahead of the air test. If your contractor is ready sooner, tell us when you book, and we'll work out the order together.

If your contractor opens a wall for the repair and finds more growth than expected, stop and call us before it is closed. A section nobody could see from the room can be dealt with before the new drywall goes up.

We also note which materials were treated and which came out, so your contractor knows what is behind each new wall and floor.

Drying records help the decision.

If a water damage restoration company dried the house, ask them for their moisture logs and share them with us. The logs show which rooms stayed wet longest and how long it took each one to dry, which narrows down where to look first.

Tell us as well what they removed during drying, such as baseboards, a strip of drywall or the carpet pad. Those openings show us the framing directly, and anything already gone doesn't need to appear on our list.

If nobody dried the house professionally, tell us how it was dried and for how long. Fans and open windows for a week leave a different picture from a dehumidifier running around the clock.

What treatment day looks like.

The water source has to be fixed first, by you or the right trade, because mold comes back wherever moisture keeps arriving. On treatment day the home is empty: people, pets and plants leave, and furniture and electronics generally stay where they are.
